The design of each Top Rezidence family home has been optimised to combine fine architecture with the requirements for a high-quality interior environment while also achieving the lowest possible operating costs. The project offers not only the pleasant architecture of the houses themselves but also their integration into an interesting urban complex with fine landscaping in the form of a central park with a clubhouse, residential streets and a children’s playground. The result is a harmonious modern home, the operating costs of which will not overwhelm your family budget with excessive energy costs.

The decisive criterion in the design of the house was the requirement to meet the strict demands on energy efficiency established by Czech legislation (Decree No. 78/2013 Coll.) and by international standards. For this reason, the developer worked with low-energy and passive home experts from the beginning, and these specialists optimised the entire project using the internationally recognised PHPP (Passivhaus Institut Darmstadt) method involving the evaluation and certification of energy efficient buildings.

The heavy layer of insulation and triple glazed windows installed on the houses make it possible to take advantage of the solar radiation in both the winter and summer months. A central, individually controlled ventilation unit with heat recovery ensures a naturally healthy environment while also eliminating heat losses. The ventilation, which also works at night, provides residents fresh tempered air free of harmful impurities and particles. Comfort is enhanced by large windows that open toward the garden.

Controlled home ventilation is regulated from a single location, where the intensity of ventilation can be set or even switched off. Low heating and hot water costs are ensured by a condensing gas boiler, which has been rated as the most effective method of heating for Top Rezidence family houses. The temperature can be set for each room using the thermostats of the individual floor convectors and wall radiators. The comfort of bathrooms is enhanced by electric floor heating. The entire heating and ventilation system offers simple push-button control.
